 Why Use a Property Manager
Owning and maintaining an investment property is a specialised business, it not only involves your time dealing with tenants and maintenance but also a good knowledge and understanding of the legislation involved with a residential tenancy.
When we manage your property we will:

Effectively manage the relationship with your tenant

Ensure that the maintenance of your property is kept up to date via periodic inspections and follow ups on all maintenance requests

Ensure that rent payments are made in accordance with the agreement and diligently follow up any arrears

By undertaking these functions, we leave you free from the ongoing day to day management.

As a Rent Shop client, you are assigned an individual Property Manager to cover the day to day management of your property. This means that if you have a question you have one person to contact, not a team, so you don’t speak to a different person each time you call.
When we manage your property we will:
Assess your property to maximise the rental value
 
Advertise your property with high quality photos and advertise on 5 different websites along with prominent ‘For Rent’ signs, window displays and promotion in local newspapers.
 
Screen tenants to meet your requirements and check references via Baycorp, Tenancy Services and current/previous Landlords before signing of Tenancy Agreement.
 
Collect and lodge a Bond with the Tenancy Services
 
Collect Rent and have our Credit Controllers check and follow up any missed or late payments daily.
 
Pay you once or twice monthly via electronic banking with monthly statements detailing all income and expenditure for the previous month emailed or posted to you.
 
Conduct a thorough status report and the commencement and termination of the tenancy plus we recommend internal inspections of your property approximately every 12 weeks
Arrange and supervise maintenance and pay accounts on your behalf
We understand that as the Property Owner you are our employer and that the Tenant is our Customer. Therefore, we are available 24 hours a Day, 7 Days a week with an emergency after hours telephone number so you don’t have to be.
